How do you keep our data and our owners' money safe?
Corral blocks the most common fraud in property management, a fake request to change an owner's or vendor's bank account: every change needs a call-back to the phone on file and a second person's approval. Large payments need two people. Passwords are stored with a slow, salted hash, screens lock when you step away, and every change is logged. Residents can download or request deletion of their data from their portal. The hosted release adds encryption at rest, two-factor sign-in, independent penetration testing and a SOC 2 audit.
Can I move my data from my current software?
Yes. Export your rent roll (and owners and vendors if you like) as a CSV and Corral's import reads it: properties, units, residents, leases, security deposits and balances. You see every match and every problem before anything is created, and an import can be removed in one click.
Does Corral handle trust accounting properly?
Corral keeps real double-entry books with separate operating and security-deposit trust accounts for each property, won't let you spend one owner's money on another, reconciles to your bank statement, and produces owner statements that explain every dollar. Have your CPA review your setup against your state's real estate commission rules.
Can residents sign leases and pay online?
Yes. Residents sign leases, addenda and renewals in their portal, then pay rent by bank account or card, set up autopay and download receipts.
Will it look like my company or like Corral?
Your company. Add your logo and brand color, name your resident and owner portals, choose the name your emails come from, and hide "Powered by Corral".
Is it really the same price for 30 units and 3,000?
Yes. Corral doesn't charge per unit or lock features behind higher plans, because a bigger portfolio doesn't cost us more to run. We keep prices low by earning from optional partner services like renters insurance, and we share 50% of that income with you. The only things that grow with use are text messages and file storage, and every plan includes a generous amount of both. Starter and Small are simply lower prices for portfolios of 5 and 25 units or fewer, with the same features.
How does the 50% partner income share work?
When your residents buy renters insurance through Corral's insurance partner, use the utility setup service or choose a deposit alternative, or when you connect a marketplace partner, the partner pays a fee. Corral keeps half and pays you the other half each month, to your company's operating account, never a trust account. You can see every dollar in Earn more → Partner income.
What happens when my 30-day trial ends?
Pick monthly or yearly billing and keep going. Everything you set up during the trial stays. You don't need a card to start, and there's no contract: cancel any time and download your data.
Who pays for online rent payments?
The resident, and only if they choose to pay online: a convenience fee for cards (you choose the amount) or a $1.95 flat fee for bank transfers, shown before they pay. Paying by check or money order stays free. Applicants pay your application fee, which covers screening.
Do I need a long contract or onboarding project?
No. Most companies import their rent roll, set their policies and brand, and start working in Corral the same week.
Do you have an API? Does it cost extra?
Yes, and no. Every plan includes the Corral API and API keys at no extra cost, including Starter. Other property management software only includes API access on its top-tier plans. Create a key in Settings, choose what it can read or change, and revoke it any time.
What's coming next?
The hosted release brings live payments through Stripe, email and text delivery, listing syndication to Zillow and Apartments.com, QuickBooks sync, an AI assistant and native mobile apps, plus more for commercial portfolios like percentage rent for retail.
